Features
Landlord gas safety record
The PDF is a landlord gas safety record under the Gas Safety (Installation and Use) Regulations 1998. It shows your Gas Safe registration number and the next due date.
Appliance checks
For each appliance: location, type, make and model, flue type, combustion readings, operating pressure or heat input, and the safety check result.
Data plate scanning
Photograph the appliance data plate and CertBase fills in the make, model, GC number and kW rating.
Defect classification
Classify defects as Immediately Dangerous, At Risk or Not to Current Standards, using a defect library based on the Gas Industry Unsafe Situations Procedure. Warning notices are recorded on the certificate.
Signatures
The engineer and the tenant sign on the device, and both signatures appear on the record.
Customer portal
Landlords and agents can download their gas safety records from their own portal.
Frequently asked questions
- Is a CP12 the same as a landlord gas safety record?
- Yes. CP12 was the name of the old CORGI form and is still widely used. CertBase produces a landlord and home owner gas safety record under the Gas Safety (Installation and Use) Regulations 1998.
- Can I record warning notices and unsafe appliances?
- Yes. Each defect is classified as Immediately Dangerous, At Risk or Not to Current Standards, and any warning notice issued is recorded on the certificate.
- Can the tenant sign the gas safety record?
- Yes. The engineer and the tenant, or whoever receives the record, sign on the device, and both signatures appear on the PDF.
